iProperty Finders Letting Service


Choosing the right agent to Rent and Let with is a very important decision. We pride ourselves on giving the best service to both Tenants and Landlords Its important to us we build strong relationships with both parties, We invest considerably in advertising properties – to provide extensive exposure both on the internet and within the local property press – to ensure we attract the best levels of interest and can secure the right kind of tenant for our client landlords.

We have THREE types of letting services - each configured to meet the needs of our different clients - and this page outlines what each service includes.

ALL our Letting Services include: 

  • Free Valuation - to assess and advise on Rental value and tenant type 
  • Site Visit - to compile letting particulars, photographs & description
  • Property Marketing - we advertise properties in the UK's TOP Property Portals - We also market using email and SMS text messages to our registered tenants’ mobile phones.
  • Property TO LET Board - erected outside your property to attract interest from passers-by (unless not requested)
  • Accompanied Viewings - when we receive interest from any tenant we accompany them to viewings any time that suits them and you – including weekends and evening if needed.

Our Letting Service Options

1. Tenant Introduction                                                 £150 

This option includes all services needed to advertise your property for rent and find a suitable tenant for you. It includes:

  • Free rental valuation
  • Marketing and advertising on the internet and local advertisements
  • Accompanied viewings
  • Tenant credit and other referencing / screening
  • Setting up and agreeing contacts with the Tenant
  • First Month Rent and Security Deposit collection

2. Tenant Introduction & Rental Collection               £150 + 4% monthly fee

This option INCLUDES all of the above for Option 1 BUT ALSO incorporates:

  • Tenant Sign In
  • Rent collection service (via standing order)
  • Monthly statement of rent accounts
  • Rental arrears management (i.e. we do the chasing and related administration work)
  • Tenant Handover
  • Deposit Protection Scheme (DPS) 

3. Full Management Service                                        £150 + 6% monthly fee  

This option INCLUDES all of the above for Option 1 AND Option 2, and BUT ALSO incorporates:

  • Quarterly internal and external inspections
  • 24 x 7 property maintenance plan and management of emergency repairs – to include dealing with things like:
    • Burst pipes / Leaks
    • Break-in or vandalism
    • Failure of water, gas or electricity supply or installation
    • Breakdown of central heating system or hot water system
    • Failure of the water mains supply
    • Blockage or flooding of drains and sewers
    • Pest & infestation
    • PLUS: Annual service of central heating boiler
  • Arrangement of utility services and council tax.
  • Arrangement for annual Gas Safety and Electrical Safety checks  and inspections as needed

Other important points worth noting about our letting services:  

  • Fees - NO LET, NO FEE: We only charge you once we find you a fully referenced tenant that you are happy to sign an Assured Shorthold Tenancy Agreement for your property.
  • Non Exclusive: All our lettings fees are non-exclusive (ie you are not tied solely to us)
  • Property Details: We will produce your property details. We will store your property details so that we can immediately remarket as soon as you are given notice (thus reducing the chance of void periods)
  • Tenants Deposit: Initially we will collect a 4 week deposit and the first months’ rent.  iProperty Finders will forward all deposits to the DPS deposit protection scheme and will inspect the property on check out.
  • Ombudsman: iProperty Finders are members of OEA and OFT approved.
